Major housing push for southern Gran Canaria
The Lopesan Group has announced an ambitious housing plan to build 326 homes in the municipalities of Mogán and San Bartolomé de Tirajana by 2028. The move directly addresses the need for quality residential options in Gran Canaria’s main tourist hubs. The company says it is taking responsibility for balancing the property market, going beyond its hotel roots to promote a truly sustainable, cohesive, and balanced model of development. This ensures that families and workers in the south of the island have access to modern, comfortable, and affordable homes close to their workplaces.
First phase underway in Arguineguín
The first phase of this commitment is taking shape in the Loma de Pino Seco development in Arguineguín, in the municipality of Mogán. Here, the company is pressing ahead with the construction of a block of 59 officially protected homes, all of which will be let at regulated rents. Lopesan explains that this designation guarantees a specific, very affordable rental amount. The Group is investing €10 million in this project and expects works to be completed by the end of 2026.
Future residents will enjoy a modern, functional environment designed with an architectural concept that prioritises light and the best use of space. Most homes will have three bedrooms, two bathrooms, a garage, and a storage room, with some penthouse-style two-bedroom units with terraces also planned.
Inside, says Lopesan, the homes feature an open-plan layout that creates a notable sense of space. Shared areas take centre stage, with kitchen zones equipped with breakfast bars that blend fluidly and stylishly with the living rooms. The properties are characterised by fully external rooms that sit harmoniously with internal communal areas reserved exclusively for residents, setting a high standard of liveability for families. The residential block boasts an innovative aesthetic with clean lines and generous windows, combining the predominantly white facades with striking red and grey accents that integrate naturally into the coastal town’s urban setting.
Second phase to follow after summer
The company’s activity in Mogán will be reinforced by a second residential development on a plot adjacent to the first phase, also within the Loma de Pino Seco area. This new building will comprise 71 homes, also entirely for regulated rental. It will feature two-bedroom apartments, parking spaces, storage rooms, and penthouse-style units. With an investment of around €12 million, Lopesan plans to begin construction after summer 2026 and expects completion by December 2027.
Both developments benefit from a strategic location in Arguineguín, with excellent motorway links, proximity to major shopping centres, and a distance of just five minutes on foot from the beach. They are also situated next to essential public facilities such as the municipal library, schools, and the local health centre.
Major development planned for Maspalomas
The Lopesan Group’s social housing plan is completed by a third residential block to be built in the Bellavista development in San Fernando de Maspalomas. The company hopes to start works this summer on a building that will contain 196 homes, all destined for the rental market. This project in San Bartolomé de Tirajana requires an investment of nearly €30 million, and the Group estimates completion by the end of 2028.
The Bellavista area is established as one of the main residential zones and the most modern commercial artery in southern Gran Canaria. This location gives the complex exceptional appeal, granting residents access to all essential public and commercial services within a very short distance. It promotes a comfortable lifestyle where going without a private car becomes a daily reality.
A long-term commitment to affordable housing
Lopesan has conceived this strategy as the starting point for the ongoing development of new residential schemes aimed at providing social housing solutions. This contributes to the overall sustainability of the island’s key tourist destinations. The company states that its fundamental purpose is to enable its own workforce to access affordable housing, responding effectively to the real demands of workers and the wider local community. Over the last three decades, the Lopesan Group has promoted a total of 1,361 homes, prioritising protected housing solutions.
