Sharp decline in holiday rentals
The number of holiday homes available on digital booking platforms in the Canary Islands has fallen by 20% this May compared to the same period last year, according to new data released on Thursday by the Canary Islands Institute of Statistics (Istac). The total now stands at 38,337 properties.
In its experimental statistics on holiday rentals, Istac highlights that of the 47,648 properties available in 2025, only 38,337 remain today. This represents a total of 156,997 bed spaces for visitors, down from around 200,000 last year—a decrease of 21%.
Regulatory changes take effect
Istac has not commented on the possible reasons for this decline, which coincides with the recent entry into force of new regulations governing holiday lets across the archipelago. The rules have been implemented in several islands over the past few months.
Tenerife leads with 41% of properties
The majority of holiday homes are located on the island of Tenerife, which accounts for 41% of the total. It is followed by Gran Canaria with 22%, Lanzarote with 16%, and Fuerteventura, where 14% of these properties are situated.
During May, 30,066 properties received at least one booking, representing 78.43% of all those available on the digital platforms analysed. The highest occupancy rate was recorded on El Hierro, where 86.21% of holiday lets received a booking, followed by Lanzarote with 82.22%, and La Palma with 80.53%.
Purpose of the data
The aim of this experimental statistical exercise is to provide monthly indicators on capacity, occupancy, and profitability of holiday rentals available on the platforms analysed, along with other data of interest to the sector, Istac explained. The institute clarified that the study publishes data on holiday homes providing accommodation services in the Canary Islands which are offered through digital intermediary platforms.
