Foreign home purchases in Spain fall at fastest rate since 2020

Purchases of free-market housing by foreign buyers fell by 13% in the first half of the year, the steepest decline since 2020, with the drop reaching 20.3% in Canarias. Transactions totalled 62,327, accounting for 18.3% of the overall market, continuing their downward trend.

According to figures compiled by the General Council of Notaries, this latest adjustment leaves transactions by foreign buyers below the 19.2% they represented in the same period of 2025 and the 20.3% recorded in 2024.

Moroccan buyers overtake the British

Buyers from Morocco accounted for the largest number of transactions in the half-year, with 4,960 sales (8% of the total), overtaking the British, who slipped into second place with 4,541 purchases, or 7.3% of the total. They were followed by Italians with 4,109 transactions (6.6% of the total), Romanians with 3,974 (6.4%) and Germans with 3,907 (6.3%). The group covering the remaining non-EU buyers completed 7,822 transactions (12.5% of the total), maintaining a significant share of the market.

Non-resident purchases fall sharply after end of Golden visa

The most pronounced fall came from non-resident foreign buyers, who accounted for almost 37% of all purchases made by foreigners and recorded an 18% decline following the end of the Golden visa. Resident foreigners remain the biggest buyers of homes in Spain, accounting for 63.2% of transactions, down 9.7%.

Among resident foreigners, Moroccans completed the largest number of sales (12.4% of the total), followed by Italians (9.2%) and Romanians (9%). Buyers from the United Kingdom took fourth place with 5.5%. Among non-residents, the most prominent were those from the Netherlands (12.6%), Germany (11.8%), the United Kingdom (10.4%) and Poland (8.1%).

Price gap between non-resident and resident buyers hits record high

Foreign buyers purchased their homes in Spain at an average of 2,644 euros per square metre, 9.4% more. Non-residents paid the highest amounts, at 3,493 euros per square metre (11.8% more), compared with the 2,102 euros per square metre paid by resident foreigners (9.8% more) and the 1,971 euros per square metre (8.7% more) paid by Spanish nationals.

The lowest average prices corresponded to buyers from Morocco (801 euros per square metre), Romania (1,439 euros), Ecuador (1,531 euros) and Colombia (1,604 euros).

Only Venezuelan and Colombian buyers increase purchases
