Foreign Buyers Dominate Tenerife South Property Market

International Buyers Drive Santa Cruz de Tenerife Property Market

The property market in the province of Santa Cruz de Tenerife continues to be heavily influenced by international buyers. According to the latest figures from the General Council of Notaries, foreign nationals were responsible for 40.34% of residential property purchases in 2025. This places the province among Spain’s most dependent on the international property market.

Southern Tenerife Hotspots Lead the Trend

The phenomenon is particularly intense in the south of Tenerife, where some municipalities record exceptionally high percentages of buyers from abroad. In Adeje, foreign purchasers accounted for a striking 82.37% of home sales. The figure was similarly high in Arona, where they completed 71.36% of all property transactions.

These numbers reflect the powerful appeal these tourist areas hold for the international market. Key drivers include the climate, quality of life, extensive tourist infrastructure, and the opportunity to acquire second homes or investment properties.

National Picture: A Widespread Trend

Nationally, the province with the highest proportion of foreign buyers is Alicante, where non-Spaniards now outnumber domestic purchasers, accounting for 51.53% of sales. The most active groups are Dutch, British, Belgian, and Polish nationals.

Other provinces with a strong international presence include Málaga (42.95% of transactions) and the Balearic Islands (close to 40%). High percentages are also seen in areas such as Las Palmas, Girona, and Murcia.

Southern Tenerife Consolidates Its Appeal

The growth in foreign purchases confirms the ongoing internationalisation of the property market in Spain’s tourist regions. This is especially true in southern Tenerife, where municipalities like Adeje and Arona have firmly established themselves as preferred destinations for European buyers.
