Holiday rental stock declines amid new regulations
The number of holiday rental properties available in the Canary Islands last February stood at 42,896. This figure represents a 4% reduction compared to the same month in 2025 and is the lowest recorded in two years. This result comes in a context where the Parliament of the Canary Islands approved a law in November which strictly limits the use of holiday homes in proportion to residential use. Furthermore, the opening of new tourist accommodation was prohibited for the next five years.
The drop in the number of available beds in this type of accommodation (176,657) was even greater, specifically 6.6% less than in February 2025, according to the experimental holiday housing statistics published by the Canary Islands Institute of Statistics (Istac). In the second month of the year, 42,262 holiday homes received at least one booking, accounting for 92.7% of the total available on the digital platforms analysed.
Distribution across the islands
The majority of these properties are located on Tenerife, which concentrates 41% of the total. Gran Canaria is home to 23%, with Lanzarote and Fuerteventura accounting for 15% and 14% respectively. These numbers surpass the total stock on the greener islands of La Palma (1,972), La Gomera (824), and El Hierro (461).
Leading and lagging municipalities
Arona is the municipality with the largest supply of holiday rentals in the Canaries, with 4,231 properties, followed by Adeje (3,815), San Bartolomé de Tirajana (3,670), La Oliva (3,335), Yaiza (2,362) and Tías (2,079).
Conversely, the municipalities with the smallest presence of holiday rentals are those far from the main tourist hubs in the south of the islands or the island capitals. These include Valleseco (16 properties listed on platforms), Artenara (23), San Andrés y Sauces (26), La Victoria (26), Barlovento (33), Betancuria (35), Firgas (39), Arafo (39) and Vilaflor (42). Regarding the provincial capitals, Las Palmas de Gran Canaria has 2,101 holiday rentals available, compared to 910 in Santa Cruz de Tenerife.
